🕓 CHECK-IN & CHECK-OUT Check-in: 4:00 PM | Check-out: 10:00 AM 🚗 PARKING & MOUNTAIN DRIVING Parking is available for approximately 6–7 vehicles in designated areas. Our mountain home has a gently sloped driveway that is accessible with standard vehicles under normal conditions. During snowy or icy weather, AWD or 4WD is recommended for added peace of mind. 🐶 DOG-FRIENDLY Dogs are welcome with a $150 pet fee per stay (maximum 2 dogs). Please review our pet guidelines before arrival. 🏊 SEASONAL COMMUNITY POOL During the outdoor pool season, complimentary community pool access is included for up to 8 guests at a time. Additional guests may purchase pool access separately, subject to availability. Pool availability, hours, fees, and access policies are determined by the HOA and are subject to change without notice. Pool access does NOT include admission to the Massanutten WaterPark. 🔇 QUIET HOURS & OCCUPANCY Quiet hours are 10:00 PM–7:00 AM. No parties or disruptive gatherings are permitted. Maximum overnight occupancy is 18 guests, including children and infants. 🔑 MINIMUM BOOKING AGE The primary guest making the reservation must be at least 25 years old. 🗑️ TRASH Guests are asked to take excess trash to the community dumpsters, especially during longer stays or when traveling with a large group. Please review the checkout instructions for details. ♨️ HOT TUB & SAUNA — SAFETY & LIABILITY The hot tub and sauna are available year-round. Guests must follow all posted safety instructions and shower before using the hot tub. USE AT YOUR OWN RISK: The guest making the reservation and all members of their party acknowledge and assume all risks associated with the use of the hot tub and sauna. ━━━━━━━━━━━━━━━━━━ MASSANUTTEN COMMUNITY RULES Lastly, this property is located within an HOA that requires the community rules to be posted here. Please review the following rules before your stay. WELCOME TO MASSANUTTEN! This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests enjoying their retreat. NOISE • Quiet hours: 10:00 PM - 7:00 AM. • Keep noise indoors during these hours. • No excessive noise at any time, as judged by MPOA or its assigned agents. PARKING • Keep all tires off the road. • Don't block fire hydrants or park in front of another property without written approval from your host. • Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840). • No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is available with written approval from your host. OUTDOOR FIRES • High wildfire risk area! • No open fires. • No unattended fires. • No firepit use during quiet hours (10:00 PM - 7:00 AM). • Firepits and grills may be restricted during local emergency conditions, check MassanuttenVillage(dot)com or electronic sign at entrance for updates. ALCOHOL No open containers on roads or in common areas. PETS • Leash always required when outside. • Clean up after your pets. TRASH • Do not place garbage/trash outside, including screened-in porches, decks or carports.
